Energy Performance Certificates (EPCs)

They are often called home energy surveys, energy assessments, domestic energy certificates or energy efficiency certificates, they all refer to EPCs. An EPC is required by law when a property is sold or rented, whether privately or through social housing associations.

Why do I need an Energy Performance Certificate?

For all properties, whether being sold, let privately or through an agent an EPC is required. If you are a landlord you are required to provide an EPC to your prospective tenants before you let the property. If you are selling, an EPC forms part of your ‘Home Sellers Pack’ or ‘Home Information Pack’ which is required for potential buyers.

The certificate details the property’s energy efficiency and environmental impact. This will give an idea how high fuel bills will be, and how much the property contributes to carbon dioxide (C02) emissions. Our EPC reports include recommendations for energy saving

What’s the difference between an Energy Savers Report and an EPC?

There are many websites that offer free energy reports, they are based on a simple questionnaire and your answers help identify ways to reduce your energy consumption and bills, this report does not constitute as an EPC.

An EPC has to be undertaken by a fully trained and accredited Domestic Energy Assessor (DEA), they have to visit your property to assess various aspects including measuring the size of property, heat loss walls, types of windows etc.
