Our Services Explained

Inventory

An inventory is essential for rental properties whether they are furnished or unfurnished. It can help prevent disputes over the return of deposits at the end of a tenancy. A good inventory is proof of the state of the property (Schedule of Condition) at the beginning of the tenancy and the more detailed the inventory, the easier it will be to resolve any potential disputes.

An inventory is a binding legal document that provides an accurate written record of the condition and contents of a property at the beginning of a tenancy. It forms part of the contract/tenancy agreement between Landlords and Tenants, it is essential that the document is accurate and thorough.

The inventory should list the complete contents of the property. This will include things such as doors, ceilings, walls, light fittings, carpets, curtains, smoke detectors, sockets, cupboards and radiators. In addition, defects, stains, chips and general cleanliness will be recorded. Any furniture remaining in the property that belongs to the landlord will be included and its condition clearly recorded.

Check In

At the start of a new tenancy, we will inspect the property and compare it to the inventory. Any variations seen are noted on the inventory. The ‘master inventory’ (agreed at the Check In) should be kept safe for use at the end of the tenancy or in the event of a dispute. The tenant should be provided with a copy together with a copy of their signature on the declaration page.

Check Out

At the end of a tenancy a Check Out inspection is carried, this is where we compare the state of the property to the ‘master inventory’. We will then list all significant differences on a Check Out report.

Mid Term Inspections

We perform mid term inspections during the tenancy to provide the landlords with information regarding the upkeep, general condition of the property. Ensuring that landlords and agents are aware immediately of any potential problems.
